Average sales price over Jan-Mar 2025 was 1% higher and median sales price was down 12% compared to the first quarter of 2024. The number of sales was practically the same month over month.<\/p>\r\n<p><a href=\"https:\/\/www.bigbearrealestate.com\/wp-content\/uploads\/2025\/04\/stats.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-18266\" src=\"https:\/\/www.bigbearrealestate.com\/wp-content\/uploads\/2025\/04\/stats-1024x376.png\" alt=\"stats\" width=\"1024\" height=\"376\"><\/a><\/p>\r\n<h4>List Price vs. Sale Price and Days on Market<\/h4>\r\n<p>Properties sold in March went for 97% of the asking price after 112 days on market on average. The list-to-sell price ratio was also 97% on average over Jan-Mar, compared to 98% over Jan-Mar 2024.<\/p>\r\n<h4>Big Bear&nbsp;Inventory Trends<\/h4>\r\n<p>Total inventory* increased 4% month over month, and there were 28 more new listings in March than in February. The total number of homes on the market last month was about 45% more than it was in March of last year.&nbsp; As of this writing, there are 395 single family <a href=\"https:\/\/www.bigbearrealestate.com\/search-big-bear-real-estate\/\" target=\"_blank\" rel=\"noopener\">homes for sale in Big Bear<\/a>.<\/p>\r\n<p><a href=\"https:\/\/www.bigbearrealestate.com\/wp-content\/uploads\/2025\/04\/inventory.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-18267\" src=\"https:\/\/www.bigbearrealestate.com\/wp-content\/uploads\/2025\/04\/inventory-1024x658.png\" alt=\"inventory\" width=\"1024\" height=\"658\"><\/a> *<em>Total l<\/em><em>isted inventory numbers as of the 15th of each month.<\/em><\/p>\r\n<h4>Home Prices By Quarter<\/h4>\r\n<p>The graph below shows average and median home prices in each quarter over the past 5 years.
